Follow the production and you can draw the country’s real estate economy by hand. It bunches on two coasts, thins through the middle, and rewards a surprising set of firms.
We ranked the highest-producing women in every state (31,270 agents in all), then asked a simple question of the data: where do they actually work? The answer is less a map of population than a map of money.
California leads the country by a wide margin, with 4,259 women among its top ranks, followed by Florida (2,322) and Texas (2,067). The Northeast corridor and the Sun Belt do the rest of the heavy lifting.
| # | State | Top-ranked women |
|---|---|---|
| 1 | California | 4,259 |
| 2 | Florida | 2,322 |
| 3 | Texas | 2,067 |
| 4 | New York | 1,738 |
| 5 | New Jersey | 1,199 |
| 6 | Pennsylvania | 1,172 |
| 7 | Illinois | 1,072 |
| 8 | Georgia | 1,031 |
Population explains some of it. Not all of it.
The big states are big for obvious reasons, but price does as much work as headcount. A single luxury market (Aspen, Palm Beach, Big Sky, Beverly Hills) can lift a lightly populated state onto the national stage on the strength of a handful of agents. That is how New York and Montana end up in the same conversation.
Real estate is local, but production is not evenly distributed. A few zip codes carry a startling share of the national number.
On the geography of luxury
The brokerage map
Among the national top hundred, the firms cluster hard: Compass, Douglas Elliman, and Coldwell Banker Realty dominate the luxury tier. But drop into an individual state and the picture localizes fast. Regional powerhouses and independent boutiques that never appear on a national list run entire metros. The state rankings are where those names finally get their due.
It is why we publish a ranking for all fifty states rather than one national list. The country’s best women agents are not standing in one place. Neither should the recognition.
