For most of the industry’s history the ranking was a list of individuals. That is no longer where the story is. Across the fifty states we counted 3,713 woman-led teams producing at the top of their markets in 2025: groups founded, named for, and run by women who long ago stopped selling only their own listings.

The largest of them, the Dawn McKenna Group out of Chicago, Illinois, closed $780M+ last year as a mega team. That is not an agent. That is an institution with a founder’s name on the door.

Why the team wins

A solo agent’s ceiling is her calendar. A team’s ceiling is its systems. The women building the largest groups have traded the highest per-deal margin for something more valuable: a business that closes whether or not the founder is in the room. It is the difference between a high income and an asset that can be sold.

The best team leaders we rank stopped thinking of themselves as agents years ago. They think of themselves as owners.

On the shift from producer to principal

It also changes who gets counted. A woman who runs a fifteen-agent group may personally take very few listings, yet her name sits atop tens of millions in production. Ranking only individuals renders her invisible. That is precisely why we resolve and rank woman-led teams separately, on every state page.

Hidden in plain sight

Team production is easy to miss because the founder’s name is often nowhere near the top of an individual list. She is not underperforming; she is operating one level up. Our state rankings surface these leaders in a dedicated Woman-Led Teams table so the operators do not get lost behind the soloists.
